How Much Can You Borrow? Depends on Your Entitlement

Many veterans do not fully understand entitlement. It is the amount the VA guarantees on your loan. Here is how it works in simple terms:

  • Full entitlement:

You can borrow as much as your lender approves with 0% down. This applies if you have never used a VA loan or have fully paid one off.

  • Partial entitlement:

You have an active VA loan or a past default. A loan limit may apply.

  • High-cost counties:

Limits can go up to $1,299,500 for single-family homes.

  • Jumbo VA loans:

If you need more than the limit, a down payment may be required on the amount above it.

Not sure where you fall? We check your entitlement before you apply so there are no surprises.

VA Funding Fee Exemptions

The VA funding fee keeps the loan program running for future veterans. Most borrowers pay a one-time fee between 0% and 3.3%. But roughly one in three eligible veterans qualifies for a full exemption.

You may owe nothing if you are:

Dream Home Mortgage
A veteran receiving VA disability compensation
Dream Home Mortgage
A surviving spouse of a veteran who died in service or from a service-connected disability
Dream Home Mortgage
A service member with a proposed or memorandum rating for a pre-discharge disability
Dream Home Mortgage
An active-duty Purple Heart recipient

Not exempt? You can roll the fee into your loan so you pay nothing at closing.

How to Get Certificate of Eligibility (COE)?

It is the #1 question new VA buyers have. The Certificate of Eligibility proves you qualify for a VA loan. Many buyers think they need it before they can start, but you don’t.

Here is what determines your COE:

  • Veterans need their DD-214
  • Active duty service members need a statement of service signed by their commander
  • National Guard and Reserve members need specific service records based on how they served
  • Surviving spouses may need the veteran's DD-214 and proof of marriage

Not sure where you fall? We check your entitlement before you apply so there are no surprises.

VA Appraisal / Property Requirements (MPRs)

This ensures that the home is safe, sound, and structurally secure, with no major repairs needed before move-in. It follows Minimum Property Requirements (MPRs) to protect your investment and your family.

  • Structural Integrity: The home must have a solid foundation, a sound roof, and no major defects.
  • Safety & Sanitation: Water, electricity, and sewage systems must all function properly.
  • Heating: A permanent system must maintain a livable indoor temperature.
  • Lead-Based Paint: Homes built before 1978 must have any peeling paint addressed.
  • Pests: The property must be free of active termite or similar infestations.
  • Access & Drainage: Safe entry access is required, and water must drain away from the home.

When you apply for a VA loan, your lender reviews several key factors. Here are the major ones:

  • DD-214 (Certificate of Release or Discharge from Active Duty)
  • Last two years of W-2s or tax returns
  • Last 30 days of pay stubs, or your most recent Leave and Earnings Statement if you are active duty
  • Last two months of bank statements
  • Government-issued photo ID
  • Social Security number for credit authorization
  • VA disability award letter if applicable, as it may waive your funding fee
  • Signed purchase agreement once you are under contract

Frequently Asked Questions

Yes, there's no lifetime cap on VA loan usage. As long as you meet entitlement requirements and lender qualifications, you can reuse the benefit multiple times, even if you've had a previous VA loan or default.

The VA sets no official minimum, but most lenders (including us) look for at least 580–620. The higher your score, the better your rate but don't count yourself out if your credit isn't perfect.

A VA loan assumption lets you take over a seller's existing mortgage including their original interest rate. With rates higher today than a few years ago, assuming a low-rate VA loan can save hundreds per month. Not all loans are assumable; the servicer must approve it.

The VA requires every home to pass an appraisal confirming it's safe, structurally sound, and sanitary. Common issues include faulty electrical wiring, roof damage, and inadequate heating. This is separate from a standard home inspection.

Eligible surviving spouses of veterans who died in service or from a service-connected disability can qualify for VA loan benefits, including the funding fee exemption. Contact us to confirm your specific eligibility.

While 41% is the general guideline, VA loans are more flexible than conventional loans. Borrowers with higher DTIs can still qualify if they have strong residual income money left over after all major expenses each month.

Yes. VA loan rules allow sellers to pay all of your closing costs, plus up to 4% in additional concessions, which can cover prepaids, the VA funding fee, and even outstanding collections. This significantly reduces your out-of-pocket costs at closing.

VA loans are among the most forgiving programs available. Borrowers with a Chapter 7 bankruptcy can typically qualify 2 years after discharge. A foreclosure on record may also clear within 2 years often faster than with conventional loans.
