    I know we may be early in the process to see if we can even think about purchasing a new home as our situation is not ideal, but I wanted to reach out just to see if you had thoughts or if you could possibly help us. My credit is really shot as I’ve been trying to recover from a divorce eight years ago and I’ve just seemed to make it worse instead of making it better.
    My fiancé and I are getting married this September and are currently renting a home that we rented for the last five years. We just found out that our current lease will be our last lease because the owner wants to sell, so we have to find a place by 6/30/27.

    His Credit is now not great because he is a business owner and is struggling due to the current state of the economy. He owns a commercial property worth over $3 million but it’s been unable to find a tenant to lease the third building that he recently built and had to make the unfortunate decision to let all his credit cards go so that we could just make it as I was still in Nursing School.

    His mom has great credit, but is a widow and receives a limited set amount of income every month and I believe that what we will be looking for next year is for her to live with us because of her declining health. She has mentioned in previous conversations that she will be willing to go on the loan with us for credit purposes.

    We don’t really have a down payment because of everything over the last few years. I am currently working as a nurse and am in school to further my nursing education. My fiancé does have income from the two tenants that he does have on his commercial building, but that money goes towards the commercial Loan that he has on the property.
    Ideally, we would need a four bedroom home with three baths and in our dreamy world would like a home with a pool and a large kitchen.
    Again, I’m not even sure if this is even something we should be thinking about or if we should just continue to rent for the next several years until our credit is better.

    Ive tried to research some programs like the down payment assistance (DPA) and others we might could benefit from. I don’t know if we qualify for them, but I would like to explore that if after reading our current situation you think it’s even worth trying.

    I have owned a home in the past but sold the home in 2017 and have not owned anything since. It has been longer since my fiancé has owned a home.

    Ideally, we would like to be in the round rock or Cedar Park area and would be open to consider considering something and Lago Vista or Leander. We have two dogs so even though we would like an inground pool also need a little bit of yard space. We currently have a rent payment of $3k/month and would be comfortable staying around that or consider going to $4200/month if my future mother in law moves in, which we anticipate
